Job Description

Kairos Power is a new nuclear energy technology and engineering company whose mission is to enable the world’s transition to clean energy, with the ultimate goal to dramatically improve people’s quality of life while protecting the environment. This goal will be accomplished through the commercialization of the fluoride-salt-cooled, high-temperature reactor (FHR) that can be deployed with robust safety, affordable costs, and flexible operation to accommodate the expansion of variable renewables.

The Senior Facilities Manager oversees the successful operation of facility, laboratory and business functions at various Kairos Power locations in the United States. You will be responsible for ensuring all the facilities are operating safely and efficiently, to maximize the life of equipments and reduce the risk of failure. You will be responsible for setting objectives and lead multiple projects and ongoing work activities to ensure on time and within budget completion and leading teams at Kairos Power's various locations. Projects are both routine and specialized, and may include work with HVAC & refrigeration, moving contractors, electricians, plumbers, janitorial, specialized lock & key vendors, and other facilities areas. The role emphasizes strategic planning, operational excellence and adherence to safety and regulatory standards.

Responsibilities

  • Manages all site facilities, maintenance, support and outsourced staff functions associated with the proper operation of the entire site, including shipping and receiving, security, janitorial, and space planning.
  • Provides direction to in-house staff and vendors which may include electrical, mechanical, plumbing, janitorial, security, etc.
  • Ensures all systems, equipment and assets are in well‐maintained and reliable condition to ensure safe and effective operation
  • Responsible for the budgeting, management and oversight of all preventative, remedial and minor upgrade work required for the upkeep and improvement of the building and its components
  • Coordinates and plans small and medium-scale expansion work and facility changes in compliance with contractual obligations and applicable codes
  • Oversees facilities vendor service contracts including coordinating the RFQ/RFP process, pricing and services negotiation, and scope of work, as well as managing work schedules
  • Interfaces with Federal, State, County, and City agencies as required for ongoing operations
  • Promotes and maintains compliance with corporate, safety, security and regulatory policies
  • Responsible for fostering a collaborative teamwork environment while interfacing with various internal teams areas such as: Environment, Health & Safety, IT, Construction Projects, Office Management, Research and Development, etc.
  • Utilize facilities management software platforms for ticketing, asset tracking and maintenance planning
  • Monitor and implement energy conservation measures; identify opportunities to improve sustainability and reduce utility costs
  • Assist in long-term facility capital planning efforts, including forecasting equipment lifecycles and identifying future infrastructure needs
  • Conduct risk assessments and ensure facilities-related risks are identified and mitigated proactively
  • Maintain documentation and reporting related to OSHA, ADA, fire code, environmental regulations, and building inspections
  • Establish performance metrics for vendors and contractors and conduct regular performance reviews to ensure service quality
  • Lead or participate in continuous improvement initiatives to enhance facility operations, service delivery and cost-efficiency
  • Maintain an up-to-date inventory and condition assessment of all facility-related assets and systems
  • Remain available after hours to respond to facility-related emergencies
  • Other duties as assigned

Qualifications

  • Bachelor’s degree in Engineering, Construction Management, Facilities Management, or related discipline. Equivalent combination of education and work experience will be considered
  • 10+ years of experience in facilities management role
  • Experience must include hands-on work in building systems including mechanical, electrical systems and/or site utilities
  • Experience must include facilities management and operations, design, renovations, repairs, and construction management
  • Experience in managing projects, contractors, consultants, and geographically separated facilities teams
  • Demonstrated experience managing procurement processes, writing scopes of work and negotiating service contracts
  • Willing to function as after hours contact for facilities emergencies and be accessible via phone
  • Experience managing facilities that support laboratory, cleanroom, R&D, or highly regulated environments is strongly preferred
  • Experience supporting capital planning, asset lifecycle forecasting and facilities-related cost modeling is a plus
  • Certification such as Certified Facility Manager (CFM), Facilities Management Professional (FMP) or similar credential from IFMA or BOMA is a plus but not required

Knowledge, Skills & Abilities

  • Familiarity with building management, facilities maintenance ticketing and other various facilities-related software
  • Team player with excellent verbal, written communication/presentation and interpersonal skills
  • Knowledge of relevant building codes, fire and life safety codes, ADA requirements, OSHA regulations, and environmental health standards
  • Strong organizational and time-management skills, with the ability to prioritize tasks in a dynamic and fast-paced environment
  • Demonstrated ability to interpret engineering drawings, specifications and technical manuals related to building systems
  • Skilled in conducting root cause analysis and implementing corrective/preventive actions to ensure operational reliability
  • Ability to manage budgets, track expenditures and prepare cost analyses related to facility operations and projects
  • Excellent vendor management and negotiation skills to ensure quality service delivery and cost efficiency
  • Strong leadership and team-building skills, with the ability to mentor and develop junior staff and technicians
  • Ability to work with highly collaborative team
  • Ability to solve problems quickly and efficiently
  • Prioritizes and ensures safety of one self and others
  • Ability to proactively collect, manage and transfer knowledge
  • Ability to seek different and novel ways to create efficiencies when working on problems, challenges and issues

Physical Demands
