Our mission is to return the atmosphere to 280 ppm CO???. We convert excess inedible biomass into carbon-rich bio-oil and inject it into underground storage for permanent carbon removal. At scale, we can use bio-oil to make fossil-free iron.
Our carbon removal efforts began in 2020 with initial purchases from customers like Stripe, Shopify, and Microsoft. Since then, we've scaled to thousands of tons of carbon removal, grown to over a hundred employees, and established three locations in San Francisco, Colorado, and Louisiana.

About the role
Charm is scaling permanent carbon removal through bio-oil production and underground injection, which requires securing both reliable biomass inputs and long-term control of land and subsurface rights. As Charm's Land Acquisition Manager, reporting to the Chief Development Officer, you will own the commercial execution needed to secure surface access, subsurface pore space, wells, and sustainable biomass feedstocks to enable project development, permitting, and operations.
This role sits at the intersection of land, agriculture, forestry, oil & gas, and carbon regulation, and plays a critical role in unlocking new project sites from early diligence through long-term operation. It operates with significant autonomy across multiple geographies and involves frequent travel to project sites and rural communities. When not traveling, the role is expected to work onsite in a hybrid capacity. The scope spans early-stage deal sourcing, negotiation, contracting, and coordination across multiple internal teams. Success in this role directly enables Charm's ability to deploy bio-oil injection projects at scale.
Your Responsibilities
- Lead acquisition of surface access, subsurface pore space, and related property rights required for carbon sequestration projects, including negotiation with landowners, mineral owners, and operators.
- Source and secure control of idle and orphaned wells where applicable, including wellbore acquisition, commercial structuring, and coordination of technical due diligence.
- Manage land and subsurface due diligence to support Class V injection permitting and long-term carbon storage operations.
- Support development and execution of biomass feedstock sourcing strategies across agricultural, forestry, and industrial waste streams, including supplier engagement and contracting.
You Bring
- Passion for relationship building and rural economic development.
- Willingness to travel (50%) extensively in rural and multi-state project areas.
- 7+ years of experience negotiating complex commercial agreements involving land, subsurface rights, natural resources, or commodities in agriculture, energy, or infrastructure contexts.
- Strong analytical and critical thinking skills, with the ability to evaluate tradeoffs across cost, risk, sustainability, and long-term project viability.
- Ability to prioritize responsibilities and operate effectively in a fast-paced, early-stage, and ambiguous environment while driving deals to execution.
- Ability to navigate proprietary GIS platforms in support of acquisition strategy and execution
- Strong cross-functional communication and stakeholder management.
$150,000 - $175,000 a year
