Job Description

Become a Title Searcher/ Examiner, Associate Specialist at Southern California Edison (SCE) and build a better tomorrow. In this job, you'll serve in our Real Properties Department within the Transmission and Distribution Organizational Unit. The successful candidate will provide critical analytical support to the Rights Analysis Department. You will process basic Rights Checks from various internal Business Partners.

Focus of Role

  • Analyzing land rights information; gathering of documents and supporting land rights data via various systems and land records; reviewing legal descriptions and associated documents in support of Southern California Edison's real estate holdings and transmission, distribution and telecommunication facilities.
  • Presenting information and providing recommendations to department management to resolve basic title and land rights issues; reviewing legal descriptions, maps and exhibits to insure that the rights analysis performed is complete and accurate.
  • Planning all aspects of the analysis along with the presentation and implementation of strategies for a basic to moderate analysis; and performing other responsibilities and duties assigned.

Responsibilities

  • Uses various resources to search for and analyze various land related rights such as Grants of Easement, Grant Deeds, Quitclaims, and other title related documents to scope and request.
  • Examines various land related rights such as Grants of Easement, Grant Deeds, Quitclaims, and other title related documents.
  • Reads and interprets on-record and off-record maps, including but not limited to Tract, Parcel, Records of Survey, Assessor, FIM, GEOview, and Work Order sketches.
  • Determines and assesses customer needs and reports findings and recommendations.
  • Collaborates with business partners and peers in support of continuous improvement.
  • A material job duty of all positions within the Company is ensuring the protection of all its physical, financial and cybersecurity assets, and properly accessing and managing private customer data, proprietary information, confidential medical records, and other types of highly sensitive information and data with the highest standards of conduct and integrity.

Minimum Qualifications

  • Experience performing title insurance searches and examinations.

Preferred Qualifications

  • One or more years of experience as a Title Searcher/ Examiner, or associated field, performing real estate or title analysis and reporting
  • One or more years of experience analyzing and interpreting various land related rights such as: Grants of Easement and various other title related documents, including maps and land related descriptions, title reports and associated documents which would include reading and plotting legal descriptions contained within various real estate documents.
  • Experience using Microsoft Word, Excel and Outlook.
  • Real Estate certificate from an accredited College or a California Real Estate License.
  • Bachelor's Degree or higher in Business or other related field or an equivalent combination of education, training and experience in Title Company practices or the Real Estate industry.
  • Experience with effective resource and project planning, decision making, results delivery, team building and the ability to stay current with relevant technology and innovation.

Additional Information

  • This position's work mode is hybrid. The employee will report to an SCE facility for a set number of days with the option to work remotely on the remaining days. Unless otherwise noted, employees are required to work and reside in the state of California. Further details of this work mode will be discussed at the interview stage. The work mode can be changed based on business needs.
