Job Description
At Ecoplexus (www.ecoplexus.com), we are seeking individuals who have a passion to be part of the renewable energy industry and the change it is bringing, are self starters, creative thinkers, possess the drive to achieve, and have the capacity to assume increasing responsibility in a dynamic growth environment. We are looking for talented self-starters with imagination, creativity and vision. We are a rapidly-growing developer of large solar, wind and energy storage projects serving corporate and utility energy purchasers in six countries. We design, build, finance, own and operate projects across the US, Mexico and Asia. Headquartered in San Francisco, Ecoplexus has grown at an annual rate of over 50% per year since its founding in 2009.
You will be responsible for site/land acquisition and management of 3rd party brokers/agents as needed to support the Company's siting and project development goals in the United States, with a focus on standalone storage projects. This will include all aspects of the Company's siting and land process, from planning and targeting to negotiating to legal and title aspects management and finally preparing the real property component of the projects for financing and construction. Additionally, you will be hands on with key initiatives to identify innovative siting approaches in this exciting new sector of renewable energy development.
Essential Duties & Responsibilities
- Manages the land acquisition,, along with our permit and transmission planning team, of a target project siting plan for the US.
- Understand relevant aspects of storage and renewable energy projects and can successfully educate landowners and other stakeholders as appropriate.
- Leads and negotiates complex land and site acquisition (lease and purchase) agreements.
- Assists in formulating and implementing department strategy for targeting, negotiating and acquiring a portfolio of key sites and land, both rural and industrial.
- Manages 3rd party consultants, while working with the Company's permitting and other teams, in gaining critical community support.
- Works with the Company's staff and public agency staff to assure timely public review and approval including environmental and other entitlement reviews.
- Supports the Company's rezoning efforts where needed.
- Prepares and monitors project site acquisition budgets, landowner management and payments and cash flow projections.
- Supports the Company's public presentations at external stakeholder, project and policy meetings.
- Facilitates training and technical support for new staff and projects where needed.
- Manages / works with landowner community groups to facilitate strong community perception and foster good relationships with the landowners.
- Makes presentations before public bodies and large community groups where needed, fielding questions and furthering the interests of the company as well as the landowner.
- Travel as required to facilitate land acquisition efforts and foster positive relationships with landowners and other interested parties.
- Prepares acquisition documents; leases, options, LOI's, memoranda, etc.; filing documents with local recorders of deeds.
- Upload data into relevant spreadsheets in a timely manner; keep all interested parties informed of project progress in real time.
- Perform initial due diligence to determine suitability and availability of targeted properties, including title, environmental, and zoning.
- Focus on project goals and produce under strict project deadlines.
Education
- Bachelor's Degree Required
- Large project, energy or renewable energy preferred, siting and real property management experience required
- Commercial Real estate license and experience preferred
Experience
- 3 plus years of experience in large project transactions, i.e. infrastructure, oil/gas, energy or similar real property acquisition transactions. Solar experience is strongly preferred.
- Demonstrated experience in managing / working with 3rd parties in complex transactions and negotiations
- Minimum 2 years' experience working with Escrow Officers to close a variety of real estate transactions, including drafting escrow instructions, coordinating closing, and handling pre-closing and post-closing matters
- Minimum 2 years' experience in real estate due diligence including land surveys, assessment of title risk and clearing of title matters, hazardous materials investigations and remediation, and land use permitting
- Strong working knowledge and experience with local, state, and federal permit and other regulations, ability to work seamlessly with our permit and legal teams
- Experience researching mineral rights and acquisition of mineral rights waivers.
- Comfortable in addressing large public and landowner groups, fielding questions and furthering the interests of the company as well as the landowners
- Experience with project management systems, cloud based/internet software systems, including systems for tracking contractual obligations relating to real estate agreements.
- Proficient in MS word, excel and powerpoint
- Ability to work independently and as part of a team to meet project milestones in a timely manner. Comfortable with matrix corporate structure.
